So i am about to put down a deposit. 82 linear foot around, 8 ft deep.
chipout, bring second step out into shallow end 8' (baja shelf) with an arc for pretty-ness
re-plaster in a "pebble-sheen" knockoff. and new tile.
7300. done deal out the door.

here are my questions
1. Pebble-anything seems to get wildly mixed reviews, my goal is to choose the surface for its longevity before looks. I am paying an $800 premium for the pebble(im told 10 year lifespan avg). Builder told me that due to "todays" plaster not having asbestos in it, todays re-plasters last 5 years roughly. (this lifespan has been talked about on this forum)
So which product for lifespan (THE MOST DURABLE LONG LASTING PRODUCT) considering that My pool "skills" need work. I am going to get better, but Im no chemist.

2. 2500 premium for the baja shelf, this seems reasonable....too reasonable?

3. 2 year warranty, seems like the 10 year warranty guy will be gone soon anyway. Industry standard?

4. Garza pools in Phoenix, az? anyone know of them? Phoenix pool builder suggestions. Is paying the extra for ultra large pool builder to do the work worth the extra expense? (Shasta giving me a bid on same on saturday)

I really am worried that in 4 years I will find myself kicking the crap out of myself. I expect completely to be here for ten years plus. NO KIDS except visitiors.

That trigger of yours must have a real hard pull. :D (I would not hunt with it).
It would make sense if you write what state and city. Maybe it will put the question in better perspective.
I can give you some info, but have to know location.
The price is pretty steep. Unless it is in Beverly Hills.
